What each is actually like

Hamlet

Built in Australia in 2018 alongside a real operator, WOTSO, and shaped by running their sites rather than by a generic roadmap. Billing, bookings, member records, the sales pipeline and reporting sit in one system, and pricing is per location: A$350 a month for Base, A$595 for Plus with two locations included, then A$250 a month for each site after that. No per-member fee, no per-gateway fee.

The distinctive part is the range of space types. Shared kitchens, allied-health rooms, coliving, co-warehousing, storage and parking all run on the same platform as the desks and offices, which matters if your building isn't purely an office.

Where it's a weaker fit: if your requirement list is led by a very long tail of enterprise integrations, the established European platforms have more pre-built connectors today. Hamlet covers Xero, Stripe, Worldpay, Google Calendar, SendGrid, Slack, Jotform and Gravity Forms, with door access, Wi-Fi and printing in build, and anything else through a custom build.

OfficeRnD

Feature-rich and aimed at larger operators and corporate flex. Multi-location visibility, custom dashboards, a wide integration list. The trade-off is weight: there is a lot to configure, and pricing scales with members and desks, so a busy site with many light memberships gets expensive. Best fit is an operator with an operations team.

Nexudus

The most configurable of the group, with deep member records, a white-label app and built-in marketing tools. That flexibility is also the cost: expect a real setup project and someone comfortable in the settings. Suits technical teams who want control over every detail.

Spacebring

Strong on the member-facing side: app engagement, community features, perks, a clean member experience. Finance and multi-site reporting are lighter than the others. Good for a community-led single site or small group.

Cobot

Light, simple, transparently priced. A good first system for a small space, and many operators outgrow it once billing volume or a second site arrives.

What to look for if you operate in Australia or New Zealand

Xero. Most accountants here are on Xero. Check that invoices, payments and credit notes sync both ways rather than exporting as a file.

GST handled properly. Tax on memberships, bookings and one-off charges, with a BAS-ready export.

Pricing that doesn't punish growth. Per-member pricing means a successful community costs more to run. Per-site pricing doesn't.

Support in your hours. A billing run that fails at 8am Sydney time is not a problem you want to raise with a European help desk overnight.

Space types beyond desks. If your building has a kitchen, a treatment room, a warehouse bay or parking, check the platform can sell and bill them, not just meeting rooms.
